機場捷運電梯定期維護概述 Outline of the Periodical Maintenance of TIAA MRT Elevators
專業人員實施電梯設備之維護保養。

機場捷運為服務乘客,於各車站均設置無障礙電梯。為確保設備之安全運作,必須仰賴定期維護、保養、調整,以確保設備性能維持在最佳狀態。
依建築技術規則規定,電梯設備於安裝完成後需申請竣工檢查,通過檢查後,由檢驗機構頒發「升降機使用許可證」,電梯才得開放正常操作使用。目前機場捷運各車站電梯設備均已取得「升降機使用許可證」,於使用期間須由專業廠商負責電梯設備之維護保養,按月實施並作成維護保養紀錄表。
依契約規定,電梯設備於營運通車當日起,維護廠商即須負責維護保養工作,其維修工作須由專業技術人員,依廠商提送之定期維護檢查表進行每週、每月、每年之維修檢查、定期檢查、調整、潤滑等服務,以及二十四小時待命服務。在檢查中或待命服務中若經檢視出缺失,均應盡速修復,以維營運安全。待命服務包括把所有之電梯維持在最佳狀況,直到保固期開始。
廠商於維修保養期間須進行每台電梯之可用度驗證,必須能夠可靠地操作並有不少於百分之99之可用度(A),其計算公式說明如下:

MTBF係操作模式之故障間平均時間,
MTTR係故障報告後之平均修復時間。
在車站內每台電梯每7,300操作小時之平均故障數不得超過15次。若於一年之免費維修期間內,其操作營運時間少於7,300小時,則其每台電梯之平均故障數應依每7,300操作小時發生15次故障之比例來估算該台電梯之可用度是否合乎契約規定。

Each Station in the TIAA MRT System is equipped with accessible elevators in order to serve passengers. To ensure operational safety of the equipment, periodical service, maintenance and adjustment is necessary for the equipment to maintain at its best performance.
According to architectural technical regulations, the elevator equipment has to finish construction completion inspection and be certified with an “elevator user’s license” from the inspecting organization in order to initiate normal operation. Currently, the elevator equipment in each TIAA MRT station has obtained the “elevator user’s license”. During the operational period, equipment maintenance should be handled by a professional vendor that will implement monthly maintenances and provide official maintenance records accordingly.
Based on the contract, the maintenance responsibility of the elevator equipment is initiated on the day of official operation. Afterwards, the contractor should implement its obligations according to the submitted periodical maintenance schedule which includes sending professional technicians to perform service operations such as weekly/monthly/annual maintenance checks, periodical checks, adjustments, lubrications and be 24-7 on call for service requests. When a defect is inspected during a checkup or on call service, the contractor should repair the defect as soon as possible to maintain operational safety. In addition, the on call service consists of the responsibility of maintaining the equipment at its best performance until initiation of the warranty period. During the maintenance period, the contractor should verify the availability (A) of each elevator and confirm that “A” is not lower than 99% under reliable operation. The formula for “A” is as follows:

MTBF: Mean time between failure
MTTR: Mean time to Repair
According to contract regulations, the average error incident of the station elevators should not exceed 15 times in 7,300 operational hours. Within the one-year warranty period when service is free of cost, if the operational hours did not reach 7,300 hours, calculation of error incidents should base on proportion to determine conformity of contract regulations.
